Property Deed Transfers

Property deed transfers

Having good title is very important when transferring properties. Many people refer to a good title as a clear title which means clear of any liens or other encumbrances.

Title is the legal right to property.  Each time a property is transferred, the deed should be publicly recorded in a timely manner.  Deeds are the vehicles through which a transfer takes place.

The actual recording of a property deed transfer is typically filed at the recorder’s office or the register of deeds office in the county where the property is located. Most counties charge a recording fee between approximately $10 and $30. It is important to note that transferring title to property DOES NOT remove liens on the property.

It is important to be sure you have the correct real estate deed when preparing to transfer a house.  In doing so, you will have the protection you need to transfer property ownership.

Keep in mind: If the document is not validated legally it may be considered void.

It is not advisable that title to real estate be transferred to a minor, anyone under the age of 18.

There are quite a number of different property title transfer deeds available.  Additionally, all deeds are an important part of transferring real property ownership.  However, not all deeds are appropriate for every circumstance.

It is crucial to utilize the correct deed with the correct language and descriptions.  This can prevent unintended and often costly mistakes later.  Some mistakes may be very difficult to correct after the deed has been recorded. Property transfers are a big decision.

Keep in mind: A real estate specialist has many years of valuable knowledge to help guide you in your unique situation.
